Wow, what a great last few months for the Real Estate Market in the M.O.T. area.  The buyers have been out in full force, and new construction has seemed to benefit greatly!  The builders in the area have been giving great incentives and with the ultra low interest rates available, the buyers have been purchasing!  For the first time in awhile I have been walking into local model homes only to find out they currently have no lots available.  New phases are slated to open soon, and base prices are ready to inch up a bit.  For those individuals considering to buy a new home in one of the local communities, now is the time to move forward.  Have your  buyers agent start touring the developments with you and make a decision before the incentives disappear.  Remember to bring your buyer’s agent with you to get proper representation.  The last thing you want is the builder’s representative help close the deal.  Remember you need a buyer’s agent that has your best interest help you make the purchase.  Right now there are several options in the M.O.T. area to choose from, so check out the list below and give me a call!!

M.O.T. MARKET UPDATE JANUARY 2012

January 2012 M.O.T . home statistics:

Here are some great statistics for the Middletown area:
Average price per square foot for Middletown DE was $122, an increase of 0% compared to the same period last year. The median sales price for homes in Middletown DE for Oct 11 to Dec 11 was $293,750 based on 128 home sales. Compared to the same period one year ago, the median home sales price decreased 2.1%, or $6,195, and the number of home sales decreased 3%. The average listing price for homes for sale in Middletown DE was $313,044 for the week ending Jan 18, which represents an increase of 0.2%, or $690, compared to the prior week. (Trulia 1/12)

Here are some great statistics for the Odessa area:
Average price per square foot for Odessa DE was $91, an increase of 0% compared to the same period last year. The median sales price for homes in Odessa DE for Oct 11 to Dec 11 was $90,000 based on 1 home sales. Compared to the same period one year ago, the median home sales price increased 50%, or $30,000, and the number of home sales increased 0%. The average listing price for homes for sale in Odessa DE was $306,717 for the week ending Jan 18, which represents a decrease of 1%, or $3,233, compared to the prior week.(Trulia 1/12)

Here are some great statistics for the Townsend area:
Average price per square foot for Townsend DE was $110, a decrease of 9.1% compared to the same period last year. The median sales price for homes in Townsend DE for Oct 11 to Dec 11 was $243,039 based on 27 home sales. Compared to the same period one year ago, the median home sales price decreased 12.5%, or $34,817, and the number of home sales decreased 35.7% The average listing price for homes for sale in Townsend DE was $280,881 for the week ending Jan 18, which represents an increase of 0.2%, or $576, compared to the prior week. (Trulia 1/12)

Some great news is that New Castle County Delaware currently has the lowest amount of for sale homes on the market since April 2007. That is great news for Sellers, and as long as we see a steady decline in inventory, we should see a price stabilization and possible trend increase in home values! (Trend 12/11) Bank owned homes and short-sale homes are still an issue with keeping values low in the M.O.T. area. Appraisers continue to use these homes in their appraisals, which affect the values significantly. Middletown & amp; Townsend have average sales price higher than the average in New Castle County of $189,000 for this time period. Odessa was significantly lower only due to having limited sales.

Hopefully 2012 will be a great year for homes in the M.O.T. area!

The news of Amazon.com receiving nearly $7.5 million package of state grants and road building aid to support a $90 million regional fulfillment center in west Middletown, brings a smile to my face! This comes after Christiana care decision to build a new $34 million center which is expected to be the first part of a full medical complex in Middletown. The first phase which has broken ground for construction should create 80 more ER jobs. “Some 849 employees are expected to work year-round at the Middletown site, with hiring to begin as early as July. Seasonal and holiday work surges could push the number of employees as high as 2,500 for several-week stints.” Johnson Controls recently finished their expansion of $70 million manufacturing and distribution site located in West Middletown.

Middletown, was one of the hardest hit communities with the housing bubble in Delaware. From 2007 to present, we have seen a decline in home prices & market values. With Amazon.com, Johnson Controls and Christiana Care bringing more jobs to the local area, we should see an upswing of demand for housing. Hopefully 2012 will be start for the M.O.T area to once again see home prices on the rise!

Townsend Village , Townsend Delaware

If you are looking for a new home in the M.O.T. area, Townsend Village could be the answer. This development has homes with 3-4 bedrooms, 2 or 2 1/2 baths, full basements and two-car garage. The homes range from 1,900 to 3,000 +/- square feet, and prices start at $244,900, which make this a very affordable choice in the M.O.T. area. The variety of floor plans offer different options to suit everyone’s needs. Resales have been consistent with new home prices, and foreclosures have been relatively low in the area. Most homes are currently selling around $300,000.

Townsend, Delaware offers a small town feel, with the convenience of Middletown only a few minutes away. The town park is located in Townsend Village. The park offers, playsets, basketball court, a skate park, baseball field, walking paths, circuit training, picnic areas, and plenty of space for you and your family to have fun. Construction on the development begun in 2005, and currently the first few phases are complete. Handler has been the only builder which allows for consistency among the homes built. Most have stone, brick, or stucco faces, with a variety of roof lines, and options for windows, sun rooms, which really provides each home a different look.

If you are looking for new construction in the MOT area, and you cannot afford a single family home, then a carriage home could be the perfect solution.   You only share 1 side of the home compared to an interior town home which shares both sides.   Avanbridge at Odessa National just might be what you are looking for.   Avanbridge is located off of Fieldsboro Rd. and is just a few minutes to route 13.   This location is centrally located between Wilmington and Dover .  Route 13 or Route 1 gives you easy access to both and makes your commute less than 30 minutes either way.   Avanbridge is one several developments currently under construction on the Golf course, Odessa  National.

 

Ryan homes is the builder and is well known in the area.   With a base price currently at $199,990 you will not find a cheaper option for a new construction carriage home in the MOT area.   Now for everyone  who has not been through the process of buying new construction, you need to understand that typically you will not find a finished home at the base price.   Additional items can add up pretty quick and raise the price of the house significantly.   Ryan is currently offering a package deal on the Sorrento Model for only $213,900.   This 3BR, 2.5 bath home includes a finished basement, 2 car garage, corian counter-tops, stainless steel appliance package and over 1800 sq. ft of finished space.   Ryan is giving over $14,000 in savings with this package!

 

There are some lot premiums if you want to back up to the 2nd hole fairway on the golf course.   There is also a second model the Glyndon, which starts at $219,990 and offers over 2000 sq ft.   There is a planned community center with dining and fitness facilities in the near future.   Recreational fields and community tennis courts and pools are also planned.   Ryan is offering a nice house at an affordable price.   There are some other developments that may offer more in their base packages, but you will not find a cheaper option than here.   The model home gives you a great look at what Ryan has to offer. It has the optional master bathroom, which in my opinion is a must.   The open floor plan on the first floor gives you a great area to entertain.   The finished basement has plenty of room for you to make your game room/theatre room/   or kids play room.   The 2 car garage is a nice option that you do not always find with carriage homes.

The Middletown Village Twin homes in Delaware are a perfect first time home buyer option.   They were built in 2000 by Lenepe builders who have been building homes for over 30 years.   They are located off of Route 301, and are conveniently located to the west side of town and just minutes from the major retail locations in Middletown.

Lenepe’s design offered a twin home with minimal sharing walls. Town-homes, and most twin homes share walls with other homes which make noises a potential concern for all buyers.   The twin homes in Middletown Village do not share walls in any livable space with the connecting home.   The two homes are connected by the garage which gives the home owner the feel of a single family home.

The price range is just above the Townhomes in Middletown Villiage and just below the single family homes.   There are currently 3 homes on the market priced between $209,900 to $215,000.

The homes are 1350 sqft, not including the basement. Homes with the basement finished add aprox. another 300 sq. ft.. The homes have 3 BR’s and 2.5 baths, and vary a little on the floor plans.   All offer a nice open floor plan on the 1st level between the living room, dining room, and kitchen.   This makes a great area for entertaining.   The master bedrooms have a private bath and vaulted ceilings.   The basement if not already finished offers plenty of space to design to your desire.   All have aprox. a 1/4 acre lot, some may have a little more. All homes have a 1 car garage, and parking for 1 in the driveway.

One nice thing about the development is that the twin home section is not extremely large, like the town home section.   There is also a pond separating the single family section, which again creates a nice separation from the other homes.So if you are looking for a nice starter home in Middletwon Delaware, than you should consider the homes in Middletown Village.   I currently have 235 Academy lane, listed at $209,900.   This home is immaculate!   The owner has really taken all efforts to maintain this home in perfect condition.   It has a finished basement, and neutral colors throughout.   This home is a must see, if you are searching for a home in this price range.
